Planning-led value creation

The 88 Christie Street opportunity centred on consolidating multiple adjoining sites and using planning strategy to create a more valuable development proposition.

The project evolved from site assembly through mixed-use rezoning and approval, culminating in a major sale outcome.

Acquisition & Site Consolidation

Five sites were progressively consolidated to create the scale required for a more ambitious mixed-use development outcome.

The consolidation strategy provided the control and flexibility needed to pursue a planning pathway with significantly greater value potential.

The planning strategy secured approval for substantial commercial and residential potential, including a later approval for 777 apartments.

The project was ultimately sold to Dyldam for $175 million, crystallising the planning-led value uplift.
